breech of contract . wk past closing date

Our closing date was Nov 24.08, we are buyers of a foreclosure property. We have wired our down payment, escrow cashed our deposit, our lender has wired our loan amount but has not approved funds due to HUD corrections that escrow is slowing fixing. What can we do?

Escrow has deposited your funds but has not cashed it as they funds are held in trust until escrow closes. It sounds like your bank has not yet fully approved the mortgage so you are the ones who have not performed on the purchase price. Once your loan has gone through, those funds will be sent to the escrow company and the transaction can be completed. Contact HUD to see what the delay is and if you can do anything to speed up the process.

Are you sure that you know enough about foreclosures to go through with this purchase? It seems that you may not. You probably need to contact someone with knowledge to see that you ar not making mistakes. I have started the same type of investing and their are may hidden traps.
