Legal Question in Real Estate Law in California

My brother and I hold paper on a mobile home, the person who purchased the mobile home is late on her rent payment and the insurance on the mobile home which she is supposed to pay will lapse on the 19th of this month if not paid. What is my next step, do I confront the person face to face and ask for the rent payment and the insurance payment or do I need to send a letter to document the rent payment being late?

Then if she continues to be late or does not pay at all what would be the next step to remove this person?

Thank you for your help, don't know what to do.

I don't understand what you mean when you state you hold paper. It is not clear from your post whether you own the mobilehome, and are renting it, or own the land and the mobilehome, or whether you have a security interest in the mobilehome, such as a mortgage.

Also, most mobile homes are not real estate or real property. Until affixed to the ground and accepted as real property by the local authorities, they remain motor vehicles, which are personal property, not real property, and different rules apply to the enforcement of creditor rights.
