What is the criteria or reasons used to file a demurre to an unlawful detainer complaint.

The same as any other complaint - a defect in the pleading on its face that demonstrates that if all the allegations are taken is true, relief requested would not be granted, or there is a failure of some technical rule of pleading, such as failure to allege whether a contract is written, oral, or implied.
