Legal Question in Real Estate Law in California

is there a difference between holding title to real estate in joint tenancy versus joint tenancy with right of survivorship? I do not currently have a trust.

They are the same. You should create a trust as soon as you can. You definitely must have a Will at least.

Joint tenancy is, by definition, with right of servivorship.

No difference, because use of the word "joint" implies a right of survivorship.
