Can a gift letter shield you from a purchase money resulting trust? The gift letter states the dollar amount, states that it is a gift with no expected repayment.

The person was allowed to live on the property (4-plex) with a discounted rent. 15 years later want to claim equitable ownership, even after more than 4 refinances which person received no money from (but was aware of, i.e. repudiation)

It may be a piece of evidence, not a shield. How strong and whether it is admissible is going to depend on when the letter was written, who wrote it, who received it, and any other communications between the parties.
