Keeping the grounds clean and neat...

To start off I will tell you that my landlord has 8 kids.He relies on us (the tenants) to care for the immediate gardens in front of each bungalow apartment. These were built in 1923. He refuses to hire a gardener to trim trees, rake leaves,etc. His kids are not reliable and the owner himself works so much, is barely around on the weekends (they have another home elsewhere) and half expects us to sweep the hundreds of figs on the ground, pick up trash, etc. There have been rats around and roaches as well.Obviously he uses our money to raise his kids. Also, the front of his own apartment(s) here is unbelievable, trash, plastic bottles, old newspapers around it. What do we do? Any ideas? We love our little apartments, we need a new owner!! What was your understanding about upkeep at the time you moved in? What does the written lease say, if anything?

A history of past practices may become part of the lease package by the appearance that all parties acquiesced in it.

It seems to me that bringing tenant dissatisfaction more forcefully to the attention of the landlord is the next step. Try drafting a collective request for better conditions, with a request for negotiation. Document with photos any conditions that may not meet local codes.
