Legal Question in Real Estate Law in California

Is my landlord liable for my apartment getting robbed? He has been out on notice several times about an alley door that leads into the complex, in particular my apartment, yet has done nothing to put a lock on the door. Today someone walked into the alley and broke into the apartment. He is claiming he doesn't have insurance as well.

Generally, landlords and businesses are not liable for crimes, since they are 'unforeseeable'. You would have a very hard time overcoming that defense, since access to the property is not only through that door.
