Legal Question in Real Estate Law in California

I am a landlord in San Diego, CA. Tenants moved out and signed lease stating no pets. Must have had cat in walk in closet, carpet smells. Need to replace all carpet in condo for cost of $1800. If only replace closet/bedroom carpet it won't match. Tenants security deposit is $1250. How much can I deduct for carpet replacement?

You first have to make sure there is NO acceptable alternative to replacing carpet in the entire unit. So sure that you have no doubt that a small claims judge will agree. If so, you withhold the entire deposit and if you want you take them to small claims for the $550 additional.
