what to say to a lean holder (2nd mortgage) to settle account for less than I owe, before bankruptcy

There's not much you can say, since the bankruptcy trustee will claw back anything you pay them on the grounds that it is a voidable preference, and they know it. So they have no motivation to talk settlement.
