Lease a property

I am a real estate invester, I have a client in Bakersfield, Ca. who enter into a lease agreement to rent his property to a tenant. The tenant is late with his rent. He wants to evict the tenant, how doe's he do this.

He should serve the tenant with a three-day notice to pay or quit. If the tenant does not pay the rent during that period, then an unlawful detainer lawsuit would be filed. It's an expedited case that should be heard within a couple of weeks. He could ask for both back rent, holdover rent, attorney's fees, and costs for the filing and serving the lawsuit.

I would only add to the previous good advice, that since you are out of state and maybe handling this yourself or directing your client to do it would be awkward and expensive, you might consider using a professional eviction service. There are probably more than one in Bakersfield. Check their credentials and reputation (references) carefully and ask if they are insured or bonded. In a few cases eviction services have mis-handled the procedure and tenants have brought suits for violation of their rights.
