I live in California and my interest in a property is being bought by the other party, on the deed the title company is requesting I sign it says “This conveyance is bona fide gift and the grantor received nothing in return. R&T 11911” like I said they are BUYING me out and in our agreement the other party has 10 days from the time I sign to give me a check. what does this mean on the grant deed?

It means someone is intentionally or by error inducing you to commit tax fraud. Do not do it.
