Legal Question in Real Estate Law in California

I'm living in grandmas house. 1year ago she passed away and left no will and three surviving children. The property has a lien from 20years ago. Who will get the property? The children or company who has a lien on said property?

It depends on what the lien is for. If it is an existing deed of trust, then her heirs would take the property after it was probated, subject to the deed of trust. You should consult with a probate attorney, and have key facts on hand, such as the nature of the lien, how title was held, etc.
