Legal Question in Real Estate Law in California

Got a loan modification thru Navy Federal it had 2 names on the form for signatures, I already told them the other signature was my x and he would not sign they said to have my name notarized and send back and they approved it, is that legal?

No way to tell for sure without seeing the documents but it probably is legal. A loan modification is legally really a new loan in most cases, unless it’s something really minor like a change to the monthly payment date or a rate adjustment on an ARM. So they probably treated it as closing the old joint loan and making a new loan to you. That would only require your signature.
