Legal Question in Real Estate Law in California

I parked at the parking lot that belongs to the building I work in. However, a eucalyptus limb tthat belongs to the building next door fell on my car. Who is responsible for the damage on my car? The owner of the tree or the owner of the parking lot where I was parked? I was parked on private property.

Quite possibly no one. Unless there was reason to know or believe the limbs on the tree were a hazard, there may be no liability at all. If there was reason for either property owner to know or believe the limb was precarious, then they are possibly liable, the tree owner for maintaining an unsafe condition and the parking lot owner for failing to block off the area under the limb.
