What are procedures and rights for landlords to evict tenants?

Tenant has not paid rent, we the landlords want the tentants out and want possession of our property.

We have issued a Three Day Notice to Pay or Quit.

However, tenant has ignored notice and states she will move when she finds a place. Which we do not know when that will be in the meantime tenant is destroying property and living free.

You will need to proceed with an eviction. Hire an attorney to proceed with the eviction process. If you have evidence of the property being damaged. technical legal termed "wasted", you may be able to get an immediate order for possession.
