my mother and sister are the names on houe deed mother added sister after father passed. now mother wants sisters name off how can she do it if sister refuses to

Question 1, of course, is, why did she add your sister in the first place? Question 2 is, why does she want her name off of it now? How is the property titled? As joint tenants or tenants in common?

Without knowing the answers to these, I can not properly answer your question other than to tell you that it is a problem to do so if your sister is refusing to remove herself.
