my father bought a house in Fresno California about 2 years ago. to his knowlodge the property was 1 lot of x amount of square feet he wanted to build a 2nd house in his property when he went to ask for a permit the county clerk told him he only owned less then half of what he thought and he tried going back to the real estate agent and he found out that $25,000.00 of what he put in in down payment was not even submitted and the agent kept that money... he then went to the title company and they dont want to help him. the payments of his house are going up and he cant refinance, he is paying a enourmous amount of money for such a small lot. he really doesnt know what to do anymore he submited complaints to the Title co. and to the Real Estate compaint dept. but have no idea of how to fix this problem, any advise? I really would appreciate it. Thanks.

There is no way to adequately provide an answer without reviewing the entire escrow file. I'm in Fresno if you'd like to make an appointment. Whether you talk to me or another local attorney, you need to do something soon before you lose rights.
