Legal Question in Real Estate Law in California

Four roommates, is Encino, CA are renting a house and all four names are on the lease. One of the roommates is constantly late with her portion of the rent and without asking permission, is constantly mooching the food and "borrowing"the other roommates' items, not returning them til months later, ir at all, Is there anyway to get her off the lease and out of the rental before the lease renews in October.

You cannot unilaterally remove her from the home and/or the lease. Even if she agrees to leave, the landlord must still agree to remove her from the lease, or sign a new lease without her as a tenant, otherwise the lease will remain unaffected.

Attorney Gibbs is entirely correct. The only other possibility is not very likely, that of the landlord trying to evict her. I do not think most landlords would feel it was economically worthwhile to try.
