I have roommates that are not on my lease and they have to go. are they gratuitous guests or do they have to be served a 30 day notice

This would depend upon facts not mentioned. In order to be guests, they would have to be living there without charge. If they were paying, or supposed to be paying, they'd be sub-tenants and entitled to notice..
