Is Sales Contract Enforceable if all Contingencies are Met

I have a sales contract signed by my brother and me. The contract states that he will buy me out of 1/2 of a property we inherited from our mother. It states the sales price, the number of acres of land and the only contingency is that he get financing. There was no ernst money attached.

It has been a year and he has refused to execute the contract. He has admitted that he did get financing but did not take the loan because now he thinks the price is too high.

In the awful event that I have to take my case to court, what are my chances of winning this case? What are the possible reasons I could lose?

A court will almost always rule that a written contract means exactly what it says and will enforce it.
