Selling half ownership in a house

I own half share in a house with my friend. I don't live there now but he still does. How can I get the house out of my name/credit. Can I sell it, or do I have to quit clim it in his name?

You can only sell what you own - some kind of joint tenancy, JTROS, etc. In order to change the owner, the property would have to be deeded, which would probably have to be done jointly by you and your friend. However, if there is a mortgage, it may be a violation of that loan to transfer ownership.
