Legal Question in Real Estate Law in California

If a single family dwelling in San Joaquin County, California, owned by a TIC, previously rented has now fallen vacant and is in serious disrepair;

1. Are the co-owners required to fix-up to a suitable condition OR demolish the dwelling?

2. Are the co-owners liable for anyone who may be injured in the dwelling (such as squatters or tresspassers)?

1. Not in the abstract, but if it is taged for code violations, then yes.

2. Not in the abstract, but under most likely scenarios, yes.
