Legal Question in Real Estate Law in California

Do we need a tax attorney, a real estate attorney or someone who handles both?
Whoever it is we need help fast! We are currently selling a house and need to know what to do as the house in question, is in foreclosure...We hold title, the other has the mortgage and one party has settled with the mortgage holder.
We need guidance on how to proceed with the sale. If we are going to be stuck with the taxes, we need to know up front and plan ahead. Maybe there is something we can do but have no idea who to see for advice.
