Legal Question in Real Estate Law in California

Tenants are causing Disturbances

My tenants I recently learned are causing disturbances to the neighborhood including speeding at high speeds down the street. The neighbors I have learned are having a petition signed to bring a small claims suit against me as the owner. To what extent would I be liable? After four years the couple that rented from me with no problems broke up. The girl requested if she could stay. I agreed to allow her to stay but the agreement was that only her brother and her would live at the property. I recently wrote her a letter telling her to vacate the property if this was not the case. What can I do at this point to protect myself?

Re: Tenants are causing Disturbances

Evicting her will probably solve the problem and show the neighbors that you care.
