Term ''trade fixtures''

Are custom made cabinets considered fixtures that must remain or ''trade fixtures'' that can be removed? When my medical office cabinets were initially hung the cabinet maker used screws and advised me they can be removed and screw holes repaired.

The weight of authority would go with the notion that they are removable trade fixtures. It is possible, if not likely, that some specific term in your lease could modify this. In any event, the fixtures should be removed and repairs done before the lease formally expires to minimize the possibility of a successful suit over your right to remove them.
