Legal Question in Real Estate Law in California

Hello we are first time home buyers. We did our final walk through this morning and found a hole in the living room floor. Lifted a piece of wood and found live termites. Seller had already done substandard and secondary repairs. Loan docs have been signed. As I walked Around the living room I can hear hollow wood. Do we still have option of pulling out and getting our deposit Back? Please help.

It depends on whether or not you made termites a contingency and how bad the infestation is. I suggest that you at least consult with an attorney and have the attorney review the purchase and sale contract.

Unless you have an inspection contingency that you have not yet released, you are going to have to explain why you didn't discover this until the final walk through. If the termite infestation is that advanced, why didn't it turn up in the mandatory wood destroying organisms report? There's just a lot of unanswered factual questions raised by your question. You need to consult a local attorney and provide ALL the facts.
