Legal Question in Real Estate Law in California

Title Company default

Hello,

I bought a manufacture home 7 years ago. Next month is my last payment. Just as I plan to sell it I realize the title has not been transfered to my name yet. Turn out that the escrow officer didn't follow through with the transfer and then left for another job. Since this is my first time aquiring a mobile home unit I had no knowledge on any annual registration fee or the sort, and now the title company said they will finish the transfer. Nevertheless, due to their failure I don't know how much fee these seven years have accuminated. Should the title be liable for the amount?

Thank you

Re: Title Company default

You would have been responsible for the annual fee, even if they had filed the paperwork properly. Therefore, that is still your expense.

They may have liability to you for any late fees or penalties.
