Title

Mother and son own a house as

''join ownership''. Mother passed-away four months ago.

How do son change ''join ownership'' to ''sole ownership'' ?

Interesting question.

If the title is "joint tenancy" then you simply record an affidavit of death of joint tenant. HOwever, if the ownership was not "joint tenancy" then it might be considered a "tenancy in common" and a probate would likely have to be opened to have title transferred.

What's the value of the mother's interest in the property? Does she have other property? Did she have a will or trust?
