Legal Question in Wills and Trusts in California

A close friend died without a will her granddaughter wants to sell me the house after probate for half of the value. Her attorney said that is impossible. It must be sold for the estimated appraisal. Is that true? There are no debts involved.

If she is the sole beneficiary, she can sell (or give away) the house for whatever amount she wants, once the probate is complete and she is the owner. If she is the executor and there are other beneficiaries as well, she must sell for the best price she can get.
