Legal Question in Wills and Trusts in California

Good morning, My question is about CA Real Estate non-judicial foreclosure, I am with a foreclosure prevention company working on the MOD with the lender and received the auction notice two days ago, I would like to know if filing the TRO alone with produce the note will buy me enough time to hault the auction and seek counsel ?

When a court grants a restraining order, it halts whatever it is the court decides to restrain. If it turns into a permanent injunction, a court might order that one deposit the fair market daily rental value of the property with the court so that, if the defendant should win, it will receive all of the money it did not receive while the matter was pending.
