Legal Question in Wills and Trusts in California

How can i make this happen?

My father-in-law died unexpectant and didnt leave a will. Well my husbands father always told him even when he was in the hospital right before he passed that if he didnt make it he would get the house. It is a mobile home in a mobile home park. We have been residing here for 4 years in march. Now we are having uneasy feeling about his wife the widow. She has told us repeately that she is the next of kin, she took over his bank account and all that his. We have not showed any interest or anything because only the house was promised to him. The house was purchased back in 1985 i believe, his wife of seven years is being reluctant in putting in my husbands name and we are now starting to doubt her intensions. I wanted to know what i can do about moving things along and what my husbands rights are to his fathers belonging. He has and always only been interested in the house and nothing more. Please help.

An oral conveyance or devise is not enforceable in a court of law under most circumstances.
