If you mean your mother deeded it to you without you buying it from her, she has created a real mess for the two of you. You need to make an appointment with a lawyer pronto. Not only can the government put a lien on it, you have a potentially nasty tax situation with the state and the feds. Talk to a lawyer face to face.
