if not related to the deceased how do I file my claim for property left to me?

It depends on a lot of issues. If the decedent had a large estate, over $100,000 and/or owned real property, a probate would have to be opened to transfer property to you. If the property left to you was real property, you are definitely going to have to have a probate opened. You need to speak to a probate attorney about the deceased, any wills and trusts, and deeds to the property.
