Eviction Procedures in Colorado

I have two residential rental properties that I am not renewing the lease on. I have sent certified letters to both tenants telling them of their need to vacate because their lease is not being renewed.

They are both behind on their rent. How do I make sure I can retake the property in 30 days and what steps do I take to try to get the past due rent?

If they don't get out in response to your written notice then you can take them through court in a Forcibile Entry and Detainer (FED) action. FED's must be done strictly by the statute and seldom do laymen get them right. Consult an attorney who specializes in landlord tenant law. If they do get out the unpaid rent can be collected through small claims court. Otherwise, include it as a part of your FED action.
