Is my lease valid?

Long story short, we want out of our lease. We are having more than a bit of trouble getting repairs made and are beginning to wonder why we are paying so much for a property that is minus several of the features we were originally drawn to, due to disrepair. We can find NO documentation regarding Colorado laws on renting. After studying our lease, we discovered two things. The landlord NEVER signed it, and the beginning to end dates are listed as START: April 1st 2000 and END: March 31st 2000. Is this even valid in the first place? If not, what law specifically invalidates it?

Your rights are there by the Colorado statutes. It does not sound as if you have a lease but you are there on a month to month basis. You do not say if you are paying rent on a monthly basis but that is the commonest form. If so, you can get out by giving him 10 days notice in writing.
