sale of property after quitclaim transfer

My father & mother own a piece of proerty in Colorado which they would like to give to me. I planned to use the quitclaim form, but they live in FL and I live in OH, will there be a problem with having it notarized? And is there a wait period before I could sell the property if I decided to do so at a later date?

There is not an issue per se with the use of the quitclaim form. Nor will you have to wait to sell the property. The only issue is one of title insurance. If the closing (i.e., recording) of the deed is not done through the title company, you may have issues in obtaining title insurance for your purchaser. I would suggest contacting the current title insurance company for the property and having them take care of the transfer.
