Legal Question in Wills and Trusts in Colorado

My partner and I are buying a home together. How do we title the property such that when I die she can remain living there until she dies. When she dies, the property is sold, and the proceeds are split 50/50 between her children and mine?

Hello,

You need an attorney to draft a life estate and then joint estate terms that are irrevocable. This is not done through the deed and do not try to do this yourself if you want to avoid problems. Speak with an attorney to draft this and you should also have them draft a tenancy in common agreement for the property. Please, hire an attorney as these kinds of arrangements lead to huge problems if things go south and you spend a huge multiple of getting advice now.
