Lease Agreement for Caretaker Tenant

I intend to rent out an apartment to a tenant who will also be responsible for all property maintenance (I will reimburse any necessary materials ), with the exception of plumbing, electric, or other maintenance requiring a licensed contractor. For this tenant's caretaker services, I will be asking for rent in a dollar amount which is considerably less than what I would charge someone who would not bear the responsibility of caretaker. Is there a specific form of Lease Agreement that will handle this type of transaction?

There is no specific form of lease to speak of in a situation like this. You would need to create a written lease agreement that clearly explains the tenant's responsibilities, and the consequences of the tenant not fulfilling his obligations (right to evict him, increase in rent, etc.). You should consult an attorney to draft a lease that adequately explains the terms the tenancy and obligations of the tenant.
