Legal Question in Real Estate Law in Connecticut

I have been cutting a 30 foot by 30 foot section of lawn which belongs to my neighbor with his permission. My kids use it as a wiffle ball outfield. I do this because if i don't he neglects it and the grass and weeds are 2 feet high before he cut it once. I've been doing it weekly if not more for about 5 years. I have heard of a law whereby if you maintain a property for a certain time, which would otherwise be neglected the property becomes the caretakers. Is this true and what is the law on this? Thank you

The statute of limitations is 15 years. There has to be open, notorious, exclusive,possesssion under a claim of right. The permission you have makes the use nonadverse. The law is intended for situations where you don't have the owner's permission.
