Lease Renewal

My one year lease agreement states that I must give landlord a 60 day notice of intent to move out. I have given 28 days. According to landlord it means 60 days BEFORE lease expires and says I will owe an extra month's rent if I move out. Should I go to small claims court or pay extra month?

This all depends on the terms of the lease. Without seeing it, it's impossible to tell you what your obligations are. In general, if a new tenant comes in at the conclusion of your lease, the landlord has suffered no damage from your failure to comply with the notice provision and probably would not be justified in demanding more money. But it all depends on the lease language.
