Proprety Turn over due to Cancer

A friend of mine has been diagnosed with terminal cancer and would like to turn her property over to her son now while she is still alive but is unsure if she can do this without a will and without anything being attached because of medical bills. Right now she owes nothing because she has insurance coverage but if in the end if there are any medical bills not paid will they want to attach her property even if it is hand over into her sons name?
