Legal Question in Landlord & Tenant Law in Florida

I am in a 1 year lease on a condo in Florida with an option in the lease as follows:

16. Special Clauses: 1. Tenant has a second year option to lease provided account in good standing.

I take this toi mean an option to renew at the rent I am now paying. There is no other reference to the option or any $ amount.

The entire document must be reviewed. The clause you reference does not make mention of the new lease rental amount. It could be strictly construed to simply mean you have an option to release period and the terms are subject to negotiation. Try your way first and see what happens.

I would interpret you have the right to renew under the same conditions. The lease, while ambiguous, should be construed against the preparer. Good luck.
