Landlord forgot to charge for CAM

I own a small business in a strip mall. Three years ago, the Landlord started sending the monthly rent invoices to me charging base rent and the line that charges for CAM had a 0 (zero) total. This has gone on for 3 years now where the Landlord has not chrged or collected cam. Now, 3 years later the landlord charged for the total amount $30,000 that the landlord forgot to collect. What are my options and obligations to this past due amount? Does it all have to be paid? Is there any recourse to cut the amount owed down? Any help would be appreciated. Thank you.

If it is stated in the lease, it is owed. You should ask for a payout schedule.
