Lease

I opened a franchise with a friend she did all the work I invested 15k we signed a lease for 3 years I thought it was one year, she ran the business for one year and then closed it down and took everything. I received nothing computers, equipment, now we are being sued for 2 years rent she states she paid 1 year and we have to pay the other 2 should I get a lawyer
