Tenants moved out on a bad note. Scratched my newly installed laminate floor in the living room beyond normal wear and tear. It is coming up due to water damage, and chipped in places. ( I gave them felt protectors for their furniture). They failed to tell me the water heater was leaking(I replaced it) and it stained the tile floor, seeped up the wall and into the kitchen. Now I have mold in the cabinet and have to replace the cabinet next to that wall. Also the white laminate counter top is completely stained red and has to be replaced. Their deposit was 1,000 .Replacing the counter top is 1,200 alone not to mention the screens they tore and switchplate covers they broke. Walls have to be repainted;no attempt to fill nail holes. Holes in wood mantle. I have to take a month to make the repairs and lose a month's rent. They did not even attempt to clean the house or the carpets. Carpets are rust-stained in one room and gum encrusted in another. The closet trim looks like it was chewed on.It is gonna take a lot of work andmoney to get the house in a rentable/saleable condition. What is my recourse?

Sue them for the damages, and hope they have assets to pay you.
