Home Owners Association Liability

Because of outsiders coming into our sub-division to swim and fish in the retention ponds, my home owners association has put up signs around the ponds stating ''No trespassing, ''For the use of the Residents only'', and ''no swimming water not suitable for human consumption''. Do these signs absolve the association of any liability or lessen it, if someone (outsider or not) gets injured or drowns?

NO. may help defend if a drowning occurs. but -- no.

Such signs will not "absolve" the association. However, I have defended many associations on all types of personal injury cases and I would certainly prefer defending an association with such signs, than without. The association should take "reasonable" steps to warn both residents and outsiders against known risks.
