adding name to a deed

i would like to be sure my son gets my house when i die and i need to know how to have his name added to the deed with right to survivership.

You should make sure the deed is prepared by an attorney who can ensure it is done properly, and that you understand all the consequences. My fee to prepare deed is $250 and can be done fairly quickly.

You will need to have a Quit Claim Deed drafted from you to yourself and your son. This can be a serious error in judgment, however.

You should consult a qualified real estate attorney to discuss this before doing so, however. There are certain tax consequences which may make this undesireable for your son. Many times, it is better to simply go through probate in order to get the tax advantages.
