Landlord gave lease, didn't give keys

It is a long story, so I will keep it as short as possible. I am located in Massachusetts, and am moving to Florida. We found a place online, and I talked to the landlords boyfriend, who was renting it out for her. He met with my sister to show her the place and forgot the keys. My sister paid him the money I had sent her, and said he would overnight the keys. She signed part of the lease saying we would move in and it stated that we would sign once we got down there in about 10 days. a week later and he had still not sent the keys. I called and called. Finally got in touch with him and he said he had no reason why he hadnt sent them. i asked him to meet my sister to give her the keys. Also, the check that was given to him had beenb cashed days before. He said he was too busy but my sister could wake up to them. I told him he needed to meet her and was very nice to him the whole time. He hungup, didnt call me, and I left two voicemails. He ended up showing up at my sisters, got through the gated community somehow, and threw a check at her. after a bitter battle he ended up giving her cash. we are not stuck without a place and have the mover paid for so we have to go down soon and stay at a hotel or motel.
