What are the benefits to the property owner of not having a written lease?

There are both pros and cons to not having a lease. Without a lease, you have a month to month lease and a landlord can raise the rent at anytime with proper notice. Conversely, the tenant can leave at anytime with proper notice. Similarly, a tenant can be moved from one unit to another without any recourse other than a tenant deciding to leave. If a tenant is a problem, you can cancel the lease at will with proper notice.
