Legal Question in Real Estate Law in Florida

I live in the state of Florida and purchased a house 11 months ago with a now ex girlfriend (of 4 years). We are both on the deed and loan, but since the break up, she is refusing to pay any part of the mortgage or complete any basic tasks around the house (trash removal, lawn upkeep, cleaning). I make about triple her income and have offered to pay 65% of the mortgage and have her pay the remainder but she believes she can live there for free. She has given me the ultimatum to put the house on the market, buy her out or let the house default. I feel as if I am being more than cooperative and am willing to be amicable as long as she pays a share and we share basic household tasks. What are my legal rights in this situation?

You are each responsible for 50% of the expenses. You cannot force her to do this. She is correct, buy her out, let her buy you out or continue to maintain it on your own. You would ultimately get credit for the expenses you paid in excess of the 50%. you need to keep very good records dont rely on memory etc. You could file a partition action which asks for the property to be sold, after an accounting. If you cannot work out the numbers by then, you could purchase it at the sale set up as a result of that action. You need an attorney to assist you in this process. Good luck.
